In my experience, there are a couple of things that make it the right time to sell your home. One would be that there are not a lot of other homes on the market that would compare to your home. The other would be that interest rates are going to be going up. Lastly, you feel that you need to move and are ready to get on with life whether you are downsizing or on to new adventures. 

How buyers are motivated to buy.

It is great working with buyers that have a time frame. I have a few buyers currently that have different reasons for wanting to buy right now. Here are their reasons; They want to purchase before the end of the year so they can benefit from the Homestead exemption on their tax's, they are ready to get out of a relative's house and be on their own, they need to move to a nicer area for their family, and one that is in the front of a lot of peoples minds is that they want to buy before interest rates go up.

Like to shop OPEN HOUSES this weekend

Open House

Sometimes we have clients that like to go and look at homes on their own. Great way to do this is to get a list of the open houses that are in the area you are interested. Map them out and allow enough time to view each home. This is what your Realtor does when scheduling a tour of homes for you. 

 

Listing agent or Host

When I am hosting an open house I always ask the potential buyer if they are working with an agent. I also have a log in sheet where they can list who they are working with. I do not solicit anyone that is already working with a Realtor. 

 

When viewing a property 

One thing that I do recommend to my clients is to take notes on the property, what are the things you like and what do you dislike. If you walk through 5 Open Houses in a day sometimes you can forget which house had what. By taking notes on the back of the listing details sheet, it will be much easier to remember the details of each property. 

 

 

A few things to think about 

  • Ask before taking video or pictures- I often will look at properties for my clients and then send them a video of the home. I always ask before taking photo's or video's. 
  • Look in closets but don't snoop- I had a client that I had to speak to about snooping. He thought it was ok to look through cabinets, see what books someone read or even go through DVD's to see what movies the owners watched. So rude, I had to explain that was not acceptable. 
  • Save negativity-I always say save your comments or thoughts for later. There is no reason to offend someone by insulting their taste or features of their home. With technology the way it is today you really never know if you are being recorded or watched as you go through the home. I did have an occasion where the home owner had the laptop set up and it was recording us as we went through the property.

Most common things that sellers Fear!

 

1. Selling for too low of a price

Happy Buyers

When a home goes on the market and it sells within a day or two of  being listed the sellers sometimes feel that it was listed for too low of a price. Usually the reason for such a quick sale is that it was priced right, and inventory is low. This creates quick sales on properties that are in high demand. 

 

2. Flip side lots of showings no offers

When a property comes on the market and in the first couple weeks there are a lot of showings but no offers. This can make sellers feel very uncomfortable.  How many people will have to come through the property before they get a buyer. This again will depend on the market and how many other similar properties are currently listed, and of course is the property priced correctly to get an offer. 

3. What will home Inspection find

With any home inspection there will be some type of findings from the Inspector. His/Her job is to determine what could be a problem with the home or what is a problem with the home. I always tell my buyers that this is so they know exactly what they are purchasing. For the seller they may worry about having to renegotiate the price if any major repairs are required. This is why it is good to get an inspection done prior to listing the house. That way you can fix any problems that come up prior to getting an offer. 

 

4. What if the buyer can not go through with Purchase

I recently had this scenerio, my buyer was paying cash. We negotiated the price and had the home inspection done. After the home inspection I was able to get the buyer a credit for some repairs that were needed. Only thing left to do was the interview for the community. Title company had title and closing date was set.  I then got a call the next morning from the buyer saying she could not go through with the purchase. It would be too costly for her to do the updates to the property that she wanted to do. I felt bad for the seller, they were very flexible on all terms had moved most of their items from the property and now had to start all over again looking for another buyer. 

 

All valid things to be fearful of when selling a home.

Market knowledge

I only know this from my experience. Just because you are a Realtor does not mean all Realtors are created equal. Market knowledge comes from paying attention to the daily details and happenings of the area's you work in. If you are selling in those area's you will know what the values are and how to negotiate the best price for you client. 

Communication Skills

When you call, text or e-mail you get a quick response to your questions. I typically will not respond to people if I am with another client. I find it to be rude to not give full attention to the people that I am with. I sometimes will respond while in the car driving to the next property if we are in separate cars. If not then as soon as I am done with my appointment I will follow up. Checking messages often is part of being a Realtor

Great service and looking out for clients best interest

People love when they feel the Realtor they are working with really understand what they want and need in a home. I look at it this way, if I can find the perfect home that will fit the needs of my client then I have done a great job. This is the main reason why I get many referrals from my past clients. 

Availability 

So you see a great property come on the market and want to look at it ASAP. Your Realtor is not available when you are. In a hot market you need a Realtor that is quick and ready to respond when you would like to look at a property. That is one of the reasons why working on a team like Spears and Associates works out so well. If one of us is not available another will show the property and the negotiating will still happen through your Realtor. We are here to help our clients and a team atmosphere is the way to go.

Solving problems  

For every problem there is a solution. After being in the business for many years it becomes easier to anticipate if a problem may be on the horizon. Problems can be with lenders, insurance company's or with issues with the home. This is a skill that is acquired over time and greatly appreciated by our clients.

Where to start

How easy it can be if you do things in a particular order. I find if you focus on one thing at a time it becomes easier to get your home ready for a beautiful Christmas season. Here are the items on my list. 

Clean the house

This is kind of like spring cleaning in the winter. I like to make sure all the dust bunnies are gone and to de-clutter. Have the kids straighten their rooms and get rid of toys they no longer play with. 

Set up the lights

People love to light up the neighborhood with Christmas lights. Make sure you have enough along with hooks to hang them. 

Putting the tree up 

We like to put our tree up as a family. You can do a live tree or artificial. Once you get the lights and garland on let the kids start placing the ornaments. The last item on the tree will be the Angel or Star which ever is your preference.

 

Putting out other decorations

Then you can start putting out your other decorations like candles, candy baskets, elf on a shelf, reindeer etc....

 

Are you a baker

Time to get that ginger bread house made. You can buy the kit or make from scratch. This is something my children enjoyed every year. Then of course you need to get the sugar cookies going. Again so much fun for the kids to help cut out and decorate. 

Buying the Presents

 

Make a list of who you need to buy for and begin the shopping. You can shop online or make your way to the stores. Once you have the gifts then wrap them and put a couple under the tree. Of course Santa will be bringing the majority of the gifts so save those for Christmas Eve.

 

Well I think you are all set now. Just one more thing to do and that is to have a Very Merry Christmas and enjoy your Family and Friends this Holiday Season.

How do buyers react to the shift

In a shifting market buyers will often lose sight of why they are buying. It could be they are looking for a diffent neighborhood, better school district, proximity to work or just local recreation. When we are in a shift the buyer all of a sudden becomes focused on price and price alone. 

How do they really know a shift has happened

I can tell you right now working with buyers in particular price ranges the properties are selling quickly. The buyers know that the market has hit bottom and is moving back up. I have sold 2 homes in a particular neighborhood. A new property was just listed $30,000 over one of them. Same size bedrooms, baths and condition.  The demand is becoming so great that they just may get it if someone is paying cash. I don't believe it will appraise for that price.

So why does the market shift

Peoples urgency is part of the reason the market shifts. Also when interest rates start to increase this means the monthly payment will also increase. Just another reason why buyers may want to buy now. Lack of inventory is another reason home prices go up. Less to choose from so more compition out there. Home buying tips

Also the Falls of Jensen Beach is a community built by Kolter Homes with oversized single family homes. Formerly this area was know as the Pineapple capital of the world, just a little trivia for you. The Beach is just 15 minutes away. Bring your dog if you like, and no fees to park or to use the beach. Now that is my kind of relaxing place to live.

There is a major hospital less than 5 miles from the neighborhood this would be Martin Memorial Hospital. Great location and great community!

There are many Realtors to choose from

How do you pick your Realtor? Do you interview them? Do you just call and get who ever is in the office that day? What you should do is to interview the Realtor that you are going to work with. I don't believe age of a Realtor matters it is what experience they have to offer you. Will they guide you in the right direction?

Story #1

I got a call from a woman interested in one of our listings. It was above her price range. I asked her if she was working with a Realtor exclusively. She said she had been working with an agent but the agent never seemed to have any time for her, and it seemed that the agent was buying homes and flipping them. Basically she was trying to sell homes she renovated to her buyers. She had not signed any exclusive buyers agency agreement. So our journey to find a home started. After spending a couple hours with the woman she was so happy that she had connected with us and felt confident that we would find her a home. 

Story #2 All in the same day!

I was on appointment when I received a call from another woman that had looked at a home with another agent, she was told the house was pending. Well it was still showing active online. When I called the listing agent to see if the home had a contract on it she said yes. She would change the status to pending when she got back to the office. She also said there were three back up offer on the home. Strange a home that had been on the market for 3 months all of a sudden had 4 offers on it. This particular buyer just wanted a straight answer aka the TRUTH. Why would they allow the property to be shown if they already had that many interested parties. Needless to say I will be working to find this buyer a home. We are full time agents we do not play games or waste peoples time. We know how to gain our clients TRUST. No disappointments when you work with Spears & Associates. Our goal is to build lasting relationships so our clients continue to come back to us whether it is for themselves or friends and family.

What is the job of a Realtor?

When I started in real estate I was told my job was not selling houses my job was lead generating. So as many of us do when we start out, is to make phone calls to people we know, expired properties that were listed but did not sell, or FSBO (for sale by owners) in hopes of getting a listing or buyer client. I have no problem calling people, I am just looking for a less intrusive way to connect.

 

Move up properties

How do you think these people feel?

I think they probably feel the same way you or I would feel. The people you know have no problem chatting with you, but don't want to be called every month to see if they know of someone looking to buy or sell. The expired's and FSBO get bombarded with phone calls from Realtors and most likely find it very annoying. 

 

How we work!

I think many  buyers and sellers go online to research Realtors. If they are able to see that consistantly you have satisfied clients they will be willing to give you a call. These sites that the reviews are posted on will only allow the clients to post. You are not able to just post your own reviews.

Once you get this information you would most likely go to the website http://www.spearsandassociates.com which tells you a lot about an agent. How much information is given about the area and the market? Are you able to look at market report to gather some information on your own neighborhood? We find that our clients like to have some base information before making a decision on whether they will be making a move. Many things to be Thankful for! 

It is this time of year that we often reflect on what we are thankful for. It could be friends and family. It could be your co-workers or neighbors. I am thankful for all. This year my son and his wife had our first grandchild which was been a wonderful blessing . If you are a grandparent you know the world is a better place with grandchildren.

Having the option to live where we do

I am also thankful for where I live and how fortunate I am to be able to  be in the business I am in. Helping people find a wonderful home and a great community is sometimes a challenge. When you make this happen there is no better feeling, than to know you were a part of it. Building friendships with wonderful people.

Somethings to reflect on

As tomorrow is Thanksgiving I will reflect on how fortunate I am to sit down and have a meal with my children, I will miss my son that lives in Massachusetts, but we will do it all over again when he comes to visit this winter. Very fortunate to have a husband that is a great cook that will prepare our meal. Being greatful changes our prospective on the world. It changes our thought process into what we have is enough, it opens our hearts to helping others.

What is an REO?

This is a abbreviation for Real Estate Owned property. These properties are owned by a Lender, a government agency or government loan insurer.  These properties are often a result of a foreclosure or auction that did not result in the sale of the property.

How do I find these properties?

I have worked with many Investors that are looking for the "deals". We can search the MLS using the criteria of REO properties. You can also search online on various sites including going directly to the bank sites.

 

What is the benefit of buying a REO

I would say one of the biggest benefits of purchasing a REO property is that they will not have any liens or other issues with the property. Before the property is put on the market for sale the lenders make sure that the title is clear. That means any liens, a second mortgage, taxes, mechanics liens, or any liens from other creditors are cleared prior to putting the property for sale. Typically these properties are sold a little under market value, they are often vacant properties, and in some cases you can get the bank to pick up some of the closing costs.

What makes a seller decide to accept your offer?

This is a question that has many answers. In my opinion there are 3 main things that will help make a sellers decide on taking an offer. One would be getting the price they are asking for or above. The second would be that the buyer can close in the time frame that the seller would like. Third would be the buyer is willing to accept the home in the condition that it is in. Another words the seller would not need to do any repairs.

When a seller has lived in a home for many years, and often raised their family in this home they become emotionally attached to the property. If the buyer is going to use the home in a similar way, this often makes it easier to sell to that buyer. 

Things a buyer can do to persuade seller

I had a buyer that wanted to put an offer in on a property that they just loved. We wrote a contract up and the buyer wanted me to include a hand written letter with the offer.

In the letter the buyer explained how they loved the home and how they appreciated what great care the homeowners had taken of this home. They also made mention of the wonderful improvements that the owners had done and how they invision themselves and  their two children living there. This was something they were looking forward to.  The sellers agreed to this offer and felt great knowing the new owners would love and take care of this home as they did. 

Closing thought

It is one of the most rewarding feelings when you can help buyers and sellers agree on terms that work for both parties. Knowing they will both be satisfied with the out come is our goal.

I had sold a property to one client and they decided to referred their friend to me. The freinds were down for season here in Stuart Florida. We looked at properties while they were here and they had decided on the community that they liked, and the particular unit layout. Two weeks after they got home to NY a property came on the market at a great price. I did the video tour of the property and they had me draw up contract that day. Without even looking at the property in person they were ready to purchase.  They recently were down and are thrilled they were able to get this unit. Creating relationships of trust and friendship is the way I live my life.

Out of town buyers that are Referred

Nick & Kathy's journey to buy a home

Often we have clients referred to us that are from out of town. These particular buyers were from NY and they were looking to buy a home in the same neighborhood as their parents, as the parents were getting up in age. 

How we can help

Being on a team our goal is to make things go very smooth. We work together in coordinating showings and deciding on which properties we would like to show. When we have out of towners we make ourselves available so that we can find them what they need in a short period of time. Since we are full-time agents we have knowledge of communities and in this case had sold this same home a few years back. So questions like can we put a pool in? Very easy to answer, we even had plans for a pool for this particular property.

Would they recommend us to others?

We are frequently recommended to others, especially when we negotiate the best price and terms for our buyers. In this case we able to get the property for a lower price and had a few extra's thrown in like appliances and a Golf Cart which is great to have in a Golfing Community!

What would have happened if we didn't connect

If these buyers were not able to find a home and negotiate the best terms, then they would be living in an area that they wanted to be moving out of. They would not have felt as comfortable selling their current property know that they would be inconveniencing family members that they would be staying with.  Along with meeting one of their goals which were to be closer to older family members.

How do we find FSBO

I only know this from my experience. When I am looking for a property for a buyer and can not find it on the MLS service I then start looking on craigslist to see who is trying to sell on their own.  

Communications with Seller

When you call, text or e-mail you sometimes will get a response and other times not. Of course, the seller is trying to save the commission and does not want a Realtor involved. I find if you give them your situation they are often more willing to speak to you. 

A quick story about how I helped a FSBO

The first-day ad was on craigslist I called and e-mailed about the property. No pictures were on the ad. Sellers situation was that the dad had passed and he now had to go through probate and clean out a home. He and his family had to relocate for months to get this done.  He had not really ever sold a property his dad actually sold him the house that he lived in. I took a video of the property and my buyer put a contract in that day, without even walking through the home. You see my job is to guide people so that they can make good decisions that provide the outcome that they are looking for. I then provided step by step instructions on what we will need to do next. Recommending home inspectors, lenders, and a title company. The key is showing people that they can trust you and knowing they can call you with any questions because of your professionalism. So you ask well how do you get paid if it is not in the MLS? In this case, I was paid by the buyer but in some situations, the seller is willing to pay the buyer agents commission. 

What could have happened 

If I had not contacted the seller then he may have had to stay in the area longer in order to find a buyer for his property. My buyer may not have found a home in a nice neighborhood that had that nice size yard and just the right square footage.

How to buy a home in a Sellers Market!

We can help you determine if you are in a good position to buy a home. I like to start with the payment that you would be comfortable with and work all the numbers back. 

Qualifying for a Mortgage

Working with local lenders is a good start. I will have my buyers get qualified before showing them properties. Recently I had a new buyer that qualified for $50,000 more than what they had thought they would qualify for. I have also had clients that had to clear up some credit issues prior to getting a loan. Once they were given the step by step instructions they were on their way to good credit. 

 

Is it a buyers or sellers market?

We are currently experiencing a sellers market here in Martin County and St Lucie county. Properties are moving quickly in certain price ranges. I have shown properties gone back to the office to write a contract only to find out that seller has accepted another offer on my ride back to the office. The buyers have to decide pretty quickly as to whether or not they want a property. 

 

What are the interest rates?

Of course the lower the interest rates the better your monthly payment. Interest rates have been at record lows for the past several years and are now starting to rise. This, of course, creates urgency for a buyer to get in before rates get too high. Another reason the competition is on.

Are we in a SELLERS MARKET?

How do you decide if it is the right time?

In my experience, there are a couple of things that make it the right time to sell your home. One would be that there are not a lot of other homes on the market that would compare to your home. The other would be that interest rates are going to be going up. Lastly, you feel that you need to move and are ready to get on with life whether you are downsizing or on to new adventures. 

How buyers are motivated to buy.

It is great working with buyers that have a time frame. I have a few buyers currently that have different reasons for wanting to buy right now. Here are their reasons; They want to purchase before the end of the year so they can benefit from the Homestead exemption on their tax's, they are ready to get out of a relatives house and be on their own, they need to move to a nicer area for their family, and one that is in the front of a lot of peoples minds is that they want to buy before interest rates go up. 

So what are you waiting for?

I would recommend you start the process by getting a market value on your home. From here we can determine if the numbers will work for you. Then let's see what the average days on market have been in your area. If these two things work and you are serious about moving then let's get the ball rolling. Is it worth buying a fixer upper?

What are the pros to buying a fixer upper?

So one of the pro's is that you can customize the home, choose your flooring, cabinets, countertops, light fixtures, etc. Bringing the quality of the home up to the level of the neighboring homes will help the property appreciate much quicker. Usually, tax's will be lower since this is based on assessed value.

 

Then there are the cons.

The cons would be problems with the home that you can not see until you start your renovations. Like structural issues, plumbing or electrical problems. If you can not do the work yourself it can be very costly to have someone do the work.  The amount of time it will take to get the home ready to be moved into. 

 

So here is an example of buying a fixer upper.

One of my buyers was determined that she would find a home for cheap and renovate it. When you don't do your homework and have no idea as to cost of repairs this can be a problem. I will say yes it is great to be able to customize the home, but again do you have a crew that can do the work for a good price. I stopped by to see what the progress was on one of the homes I sold, and the home had all new windows and doors including garage doors.  The rooms have been reconfigured and they had most of the materials to finish the home. One of the main problems is that they are not tile layers, plumbers, electricians, or roofers. They have to hire people to do the work and are looking for the least expensive contractors. At this point, they have spent just as much on the renovations as they did on the home and it is still not complete. So wouldn't it have been easier to just buy a home that was already done rather than inconvenience yourself by living in a work zone? 

 

One way to finance renovations would be a 203K loan. These loans are given on homes that need renovations. The way they work is you get estimates on the work that needs to be done and this is submitted to the lender. This is probably a better way to actually know what the renovations will cost and whether it is worth purchasing the property.

What is Virtual Reality in Real Estate?

It seems that technology is always changing and we like to keep up with all the latest and greatest. That is why VR marketing is being used to be able to show a property in 3D form. So you ask what is the benefit of this? This will allow buyers, and brokers to take a look at more properties in a shorter time frame.

 

What are the prediction's for this

Mattaport is predicting that in 2017 4% to 6% of all residential listing will have these marketing tours. Currently I will go to a property and do a video tour and then send this to my client. VR is more life like and you can go through at your own pace. Wouldn't it be great if you felt like you were walking through the property in person.

 

Broker Caravans 

One thing that we do weekly is the tour of properties for a specific area. Again with VR we could just meet in one place, and tour all the homes we would like to see. This could save some time and fueling up the car.

FHA cutting PMI Rate

Something that will help FHA borrowers is a reduction in the rate being charged for PMI insurance. As of Januarty 27th 2017 the rate will drop from .85% to .6% which is great news for borrowers. This change will effect the debt to income ratio which gives the buyer more buying power. As per Inman news this will  save borrowers $500 this year. 

 

FHA Benefits

The benefits of an FHA loan are lower downpayment is required as well as lower credit scores. Also these loans are guaranteed by the FHA Federal Housing Administration.  The guidelines are set to help people that have good credit but do not qualify for a conventional loan. (20% down) Maybe they don't have the down payment to do a conventioanl loan. Often these borrowers can be first time home buyers or in a lower income bracket.

 

Is it affordable for the FHA

One of the reasons the rates went up was due to the number of loans that were defaulted on between 2007-2009. The FHA had to make sure that they had enough funds to back the loans that they were insuring. In the last 4 years the FHA mutual mortgage fund has improved which is the reason for the reduction in the rate.

5 Things Buyers fear when Purchasing a Home!

1. Uncertainty about the neighborhood

I always advise by buyers to drive the neighborhood at different times of the day. Most people would like to move into a neighborhood where the people are friendly smile and wave hello instead of those that just keep to themselves. I moved into a neighborhood where I initially rented. I bought in the same neighborhood and have seen many tenants come and go and some were not so respectful of their neighbors. There is no replacement for actually being in the neighborhood 24/7.

 

2. Interest Rates

With interest rates on the rise and the low inventory this can be a very stressful situation. Buyers feel the preasure to find something now before rates go to high and the compition becomes fierce in this type of market. 

3. Price of homes would be next

Is your buyer paying fair market value or over market value. Something that always is in the back of your head. You want to get the best deal so do you go for it now, or should you have waited to see if price would have come down. This again is all reflected in what your market is doing. This is why you need an agent that has a great sense of the market, and that can advise you on what is the best move.

 

4. Are you buying a home that needs too much work?

If you are buying a fixer upper you may worry that once you start refurbishing it you may discover that more things are need than you anticipated. AKA the money pit! So probably wise to really know what upgrades will cost and have a home inspection done so you have a second set of eyes looking at possible problems.

5. Seeing yourself in the house

It is very important to have a sense of how your new home will work for you on a daily basis. Looking at an empty home and then realizing your furniture will not quite fit into the space can be a problem. Storage that you thought would be ample is not quite enough. To this I say to every problem there is a solution.
